Enter your agent's fee, including GST. Your estimate currently uses 0%.

Other property deductions

Enter any other amounts withheld from your rent, excluding the agent fee entered above. Your agent verifies all deductions before an offer.

Based on 0% agent fees and $0/month in other deductions.

The percentage applies to the net rent purchased for your selected term, not a full year unless you choose 12 months. It is not an annual interest rate. Your written offer confirms the fee and dates before you commit.

Assumes rent is paid in full. Weekly rent uses 4.33 weeks per month; fortnightly rent uses half that. Actual agent fees and other deductions reduce your payout.

  • No credit-score check

We verify your identity, property and rental income.

  • One upfront payment

Paid to your verified account after checks, signing and funding approval.

  • Keep your managing agent

We work with them. Your tenant pays as usual.

Same rent. Different timing.

  1. Paid upfront

    $13,927.00

Your estimate, after agent deductions and our one-off fee.

  2. During 6 months

    Rent goes to RentBridge

    TenantAgentRentBridge

Your agent keeps their fees. You receive no regular net rent during this term.

  3. After 6 months

    Rent returns to you

New rent is paid to you again, less your usual deductions.

This brings future rent forward; it is not extra income. Keep funds available for your mortgage and property costs. Terms and eligibility apply.

The application process

Your next move.
Three clear steps.

  1. Your property.

Start with your address. Add your details and managing agent.

  2. Your offer.

We verify the rent with your agent. You review the payment, fee and collection dates.

  3. Your funds.

After checks, signing and funding approval, we pay your nominated account on the agreed timetable.

Is the fee charged every year?

No. Your estimate shows one fee for the selected rental period, deducted before your upfront payment. It is not a yearly charge. Changing the amount or term gives you a new estimate; your written offer confirms the fee and dates.

Who can apply?

Australian residential property owners with a current tenancy and a professional managing agent can enquire. We review your lease, rent history, agent deductions and circumstances before making an offer. An estimate is not approval.

Am I committed once I get an estimate?

No. An estimate is not an approval or an agreement. You review the verified amount, full fee, collection dates and responsibilities before deciding whether to accept an offer.

When will the money reach my account?

Your offer confirms the funding timetable. Payment depends on completed checks, a signed agreement and funding approval. Bank processing times also apply.

What if rent is missed or my circumstances change?

Vacancy, arrears, a sale or a change of agent must be addressed under your agreement. The purchased period does not automatically extend into later rent. Review these terms and the responsibilities of each party before accepting an offer.
