Choosing a rent advance provider

A good comparison starts with what you receive today, what leaves your rent tomorrow, and what happens if your circumstances change.

Ask for these figures in writing

  • The gross rental income being purchased.
  • Every fee in dollars and the net amount paid to you.
  • The share of rent redirected and how much remains for expenses.
  • The expected collection period, including the final payment.
  • Any referral commission and who receives it.

Read the difficult scenarios, not just the headline

Ask what happens during vacancy, arrears, a tenancy change, a property sale or a change of property manager. Understand any early completion, refund, breach or cancellation terms. Do not assume that a rent advance includes rent insurance.

Check the operator and support process

Confirm the contracting legal entity, a working contact address, privacy practices and the complaints process before providing identity or bank details. Ask which verification providers will receive your information. Never send identity documents to an unexpected email address.

How to compare RentBridge

One fee for the term you choose. Your estimate shows the cash you could receive after our fee and agent deductions. The RentBridge fee is taken out once, before payment. Setup, collection and any applicable GST are included. No separate application fee.

A six-month estimate shows the fee for six months of purchased net rent; a twelve-month estimate shows the fee for twelve. Any fee percentage uses the net rent for that selected period, not an annualised rate. Changing the amount or term updates the quote. Your written offer confirms the fee and dates before you commit.

Online estimates cover payouts from $5,000 to $100,000, subject to term and pricing limits. If your figures need an individual assessment, contact us to review your options.

The estimate purchases net rent after agent fees and agreed deductions for the selected period. Your offer sets the start and end dates; it does not assume an automatic extension.

Use the calculator and compare the result with other ways of funding the expense. The cheapest-looking percentage is not necessarily the lowest total cost.
