Start with your ongoing cash flow

A rent advance brings future income forward. It also reduces the rent you receive during collection. A loan provides borrowed funds with repayment obligations. Either can affect the money available for your other commitments.

A percentage alone is not a comparison

A one-off discount is not an annual interest rate. Compare the actual cash received, all dollar costs, payment dates and the time until each arrangement completes. Ask each provider for a written breakdown using the same amount and period.

Other options worth checking

  • Savings: consider how much emergency reserve would remain.
  • A payment plan: ask the bill issuer about available terms and any fees.
  • Existing finance: discuss eligibility, total costs and timing with your lender.
  • Deferring the expense: decide whether it is essential now or can wait.

When to get advice first

If you are already struggling with repayments, planning a property sale, or applying for a mortgage, discuss the proposed rent redirection before committing. A bank declining a loan does not establish that an advance is suitable.
