What we check. Why it matters.

An estimate is the starting point. These checks help us confirm the property, explain an appropriate offer and direct funds to the right account.

Your identity and authority

We request identity details and confirm that you own the property or are authorised to act for its owners. Joint owners, companies and trusts may need additional verification or signatures. We explain any extra information needed.

The lease and rental income

Your property manager confirms the rent, lease dates, tenant payment status and management arrangements. Your offer is based on verified information, which may differ from your initial estimate.

Your agent fees and property deductions

We reconcile the management agreement, recent rental statements and rent ledger. This includes GST-inclusive management fees, fixed charges, rates, insurance, reserves and any letting or renewal charges due during the term. Unknown costs must be resolved before an offer. Agent fees remain payable under the management agreement.

Ownership and competing claims

We check authority to sell the rent, existing assignments, lender restrictions and required consents. The verified lease must cover the full proposed period. A periodic tenancy or pending renewal requires further review.

Your bank account

Before funding, we check your nominated payout account. If electronic verification is unavailable, our team will explain the manual verification process. Do not send bank passwords or identity documents by email.

Your written offer

Review the purchased rent value, fee, net payout, agent deductions, fixed collection dates and conditions for shortfalls or changes to the property. Any tenant notice or payment direction is explained before you sign.

Timing and communication

Timing depends on the information available and responses from the people involved. We will tell you what is outstanding. Funding is targeted within two business days after signed documents and all final checks are complete.

Your information

Identity details are available to authorised staff in the application system. Team email notifications do not need your full identity-document number. Read our privacy policy and contact hello@rentbridge.au with access or correction requests.
